Modernization Status
On January 29, 2008, the Board of Trustees approved $35 million for partial modernization of Western Canada High School. Safety audit report including masonry veneer evaluation complete. Board of Trustees approved Construction Management and Preliminary Project Scope and Schedule October 28, 2008. The original scope of work together with significant extras will be, substantially complete by the end of December 2011 as planned. However, due to school programming constraints, the Christmas Break, and the impact of seasonal work, some minor activities will have to be completed in January and in the Spring of 2012. Activities planned for the Christmas break and January 2012 include; main entry flooring, additional gym painting, additional locker replacement, final contractor cleanup, final painting to girl’s locker room, fine arts and tech wing corridor, final mechanical controls work for heating system and decommissioning of contractor site trailers. Seasonal activities planned for the Spring of 2012 include, chiller commissioning, landscaping, ceramic tile replacement at northwest entrance and replacement of electrical distribution breakers. A considerable amount of additional scope was achieved to optimize project budget due to savings and tight cost control. This extra work contributed to the extension of the schedule which was targeted for September 2011. The extra work included
- Replacement of deteriorated window components identified upon window removals.
- Additional work required for the masonry, as some components were deteriorated more than expected.
- Re-installing electrical components to meet code requirements. Installations were done by others and hidden above ceilings and in other locations.
- Reconfiguration of some of the electrical panels to accommodate the new installations.
- Upgrading of electrical load protection.
- Additional Hazardous Materials abatement.
- New installations required to accommodate Hazardous Materials removal.
- Specification adjustments to better accommodate the installations and the operation of the school.
- New furniture and equipment where required to accommodate functional room modifications.
- Structural issues identified after demolition in various areas.
- Replacement of deteriorated duct work.
- Additional IT scopes of work.
- Additional cooling for IT server room.
- New doors and door hardware.
- Additional sprinkler installation based on the City of Calgary code interpretation.
- Roofing failure of roof completed on 1994 and not in original scope.
- Additional costs related to program delays and schedule extensions for additional scopes.
